Level of service offered:

Tenant Find Only Service:

10% (plus VAT)
12% (inc VAT)

Includes:

  • Finding a suitable tenant
  • Carry out accompanied viewings
  • Market the property and advertise on the relevant portals and social media platforms
  • Offer negotiation

Example fee breakdown:

If the tenancy is 12 months and the rent is £1,000 per month, the fee calculated shall be 12% of the annual rent, so the fee will be £1440. Pilgrims minimum commission charge is £1200 per annum (inc vat).

Part Managed/Rent Collection Service:

12% (plus VAT)
14.4% (inc VAT)

Includes:

  • Finding a suitable tenant
  • Carry out accompanied viewings
  • Market the property and advertise on the relevant portals and social media platforms
  • Offer negotiation
  • Ensure the landlord complies with their statutory obligations
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions

Example fee breakdown:

If the tenancy is 12 months and the rent is £1,000 per month, the fee calculated shall be 14.4% of the annual rent, so the fee will be £ 1728 deducted from the rent monthly at £144. Pilgrims minimum commission charge is £1200 per annum (inc vat).

Fully Managed Service:

15% (plus VAT)
18% (inc VAT)

Includes:

  • Finding a suitable tenant
  • Carry out accompanied viewings
  • Market the property and advertise on the relevant portals and social media platforms
  • Offer negotiation
  • Ensure the landlord complies with their statutory obligations
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Assist in the eviction process where required
  • Become tenants point of contact throughout
  • Advise both landlord and tenant of legal obligations throughout tenancy to ensure compliance
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two property visits per annum and inform landlord of the outcome
  • Arrange routine repairs with approved contractors
  • Hold keys throughout tenancy term
  • End of tenancy deposit dilapidation negotiations

If the tenancy is 12 months and the rent is £1,000 per month, the fee calculated shall be 18% of the annual rent, so the fee will be £2160 deducted from the rent monthly at £180. Pilgrims minimum commission charge is £1200 per annum (inc vat).

Overseas Full Management Service:

17% (plus VAT)
20.4% (inc VAT)

Includes:

  • Finding a suitable tenant
  • Carry out accompanied viewings
  • Market the property and advertise on the relevant portals and social media platforms
  • Offer negotiation
  • Ensure the landlord complies with their statutory obligations
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Assist in the eviction process where required
  • Become tenants point of contact throughout
  • Advise both landlord and tenant of legal obligations throughout tenancy to ensure compliance
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
