The UK Government has intensified efforts to combat financial crimes this year, with Anti-Money-Laundering regulations continuing to tighten. These significant updates are going to impact the lettings industry in a big way, from 14th May this year. So what do you need to know?



Enhanced Due Diligence

As an agent we will be required to conduct more rigorous checks on our clients, including checking on financial sanctions.



Monitoring and Reporting

We will be required to report on all tenancy agreements, regardless of the monthly rent.




Training and Awareness

We will ensure that all our staff have a thorough understanding of their AML responsibilities.

Significant changes to rental regulations are set to impact agents and landlords this year. While the proposed bill isn't due to come into effect for a few more months we are already preparing for the proposed changes, so you don’t have too, below are the key points we are already putting processes and procedures in place to ensure that seamless transition for you and your tenants…


Abolition of Section 21


Your landlords will need a valid reason to ask a tenant to leave, for example, because they are selling the property.


Move to Periodic Tenancies


Fixed term tenancies will be replaced with open-ended periodic tenancy agreements.


No Upfront Rent

 

You'll no longer be able to request that tenants pay multiple months of rent in advance.
